Assessing the Scope of the Damages
While property damage in each case is unique, RCC Flood Restoration will go through the guidelines to assess the extent of the damages. This will allow us to effectively execute the necessary emergency services and mitigate further damage to the property.
Determining the Affected Area – 3 Step Process
STEP 1: Establish the Water Damage Category
The source of the water will dictate the water damage category, which will determine what will need to be removed and cleaned.
Category 1 / Clean Water – Originates from a sanitary source, broken supply lines, overflowed sinks, or bathtubs. Must be dried quickly to prevent mould growth.
Category 2 / Grey Water – Originates from dishwasher or washing machine overflow and foundation seepage. Grey water is not sanitary but does not contain pathogens and bacteria, so only highly porous materials such as carpets need to be removed.
Category 3 / Black Water – Typically comes from sewer drain backups. Black water is grossly contaminated and contains significant amounts of pathogens and bacteria that can cause serious health issues. Contaminated materials that cannot be cleaned must be removed and the entire site thoroughly cleaned and disinfected with specially formulated antimicrobial solutions to remove any remaining contamination.
STEP 2: Determining the Affected Area
First, RCC will determine how far the damage has spread to see what is wet and what is dry. A Thermal Imaging Camera and Moisture Meter are used to make this assessment. After locating the affected areas, the prongs on the Moisture Meter are used to confirm and document the moisture content of affected materials. We must look beyond what is visible – there can be water in hidden locations not visible at first glance. To guarantee that no areas are missed, the walls in adjacent rooms must also be inspected.
STEP 3: Provide an Overview to the Property Owner
Once the property is accessed and damage is examined, RCC will provide the homeowner with a brief overview of the scope of work required in
order to clean up and dry out the affected area(s). Common scopes would include the following:
- Documenting the damages, cleaning up the mess, and setting up drying equipment to make the affected area(s) dry and sanitary to mitigate any mould issue.
- Preparation of a detailed estimate for the necessary repairs.
- Everything is billed and estimated at the insurance companies’ prices set by Xactimate.
RCC Flood Restoration will provide the homeowner with a customer information package and ask them to fill out the form inside as RCC will take care of the rest. Upon homeowner’s review and approval, work to begin immediately.
